Standard Booking Conditions
A 25% deposit is normally required to confirm a booking. For On-line bookings a 25% deposit will be taken using the card details provided within 24 hours. Confirmation will be sent by e-mail to the address provided.
Deposits for four or more guests or for more than two days should be paid at least two weeks in advance, unless agreed otherwise. Please see cancellation policy below.
Rooms may be occupied from 4pm on the day of arrival and must be vacated by 10.30am on the day of departure, unless you have made alternative arrangements in advance.
Visitors are not allowed into guests' bedrooms or onto the premises without the prior arrangement with the owners, who reserve the right to withhold consent.
The owners reserve the right to cancel bookings without notice; if, in their opinion, the behaviour of the guests is detrimental to the safety or enjoyment of others, in such instances no refund will be given.
All breakages or other damage must be paid for in full prior to leaving. Costs for room cleaning due to smoking odours or damages arising from bed soiling will be a minimum of £100 plus cost of bookings lost in consequence.
Birds Nest Cottage operates a strictly NO SMOKING policy. Anyone found not complying will be asked to leave immediately, no refund will be given.
Cancellation Policy:
Individual bookings may be cancelled with no less than 48 hours notice in writing. Group (2 rooms or more) or special offer bookings may be cancelled with no less than one weeks notice. Notice is taken as being from 2pm of the anticipated date of arrival.
Every effort will be made to re-let the rooms; if we are unable to re-let the facilities we will charge up to the total cost of the bookings or the shortfall against original booking if the rooms should be re-let.
Cancellation charges will be offset against any deposits taken first and the balance taken against credit card used to secure the booking. We recommend the use of travel insurance to protect you from the potential losses arising from cancellation.
